Materials are included only where stated below. Robbie’s daily labour rate is £350. Travel is quoted separately. A minimum job allowance applies to the market-based guides.
Indicative allowance: boards £20–£60/m² and underlay £5–£10/m², plus 10% for cuts/waste. Trims, delivery and floor preparation are separate. Final pack quantities and product choice will change the price.
Conversions and garden offices need a site assessment. This guide gives you a starting point, rather than an automatic fixed quote.
How long might it take?
Examples only, subject to Robbie’s assessment. These are project time guides, not a count of his billable days. Other trades may be involved. Approvals, material lead times and drying can extend the programme.

About these guide prices
Market research checked 10 October 2026. UK published cost guides and a Plymouth labour-rate benchmark inform these draft allowances. They are not approved RJD prices. No VAT is added; VAT already included in bought-in materials is not removed. Final costs depend on size, specification, condition and access. No contingency has been added: allow separately for unexpected costs. Larger-project starting budgets are not price caps.
Painting: £10–£20/m²; skim plastering: draft £20–£28/m² around a published £24 average; laminate fitting: £15–£40/m² labour only; small repairs: Robbie’s confirmed £350 per day. Travel is quoted separately. Minimum allowances are draft commercial assumptions for Robbie to review.
Starting budget guides: rooflight loft £30,000; dormer loft £50,000; integral garage £12,000; small insulated garden office £15,000. These are rounded draft allowances, not copied supplier offers. Working-time examples are programme guides: maintenance and garden-office allowances are draft assumptions, and week-based conversion guides use a five-day week. They do not calculate billable labour days or the price.
